We use the following guidelines to identify promising multifamily properties that offer strong value-add potential and sustainable returns.
TARGET DEMOGRAPHICS
- Young Professionals: The 18-35 age group represents over one-fifth of the U.S. population and drives rental demand
- Income Level: We focus on renters earning $40,000+ annually with stable employment
- Affordability: Markets where monthly rent represents 30% or less of area median income
- Empty Nesters: Baby Boomers seeking hassle-free, maintenance-included multifamily living as they downsize
PROPERTY SPECIFICATIONS
- Multifamily apartment communities
- Pitched roof buildings preferred for longevity and lower maintenance
- Minimum 80% occupancy for stabilized assets; lower occupancy considered for well-located properties with clear repositioning opportunities
INVESTMENT PARAMETERS
- Unit Count & Budget: 30-50 units with acquisition prices between $1MM and $20MM
- Performance Targets: 7-10% Cash-on-Cash returns with a minimum Debt Service Coverage Ratio of 1.3
- Asset Class: C- through B+ properties situated in C- through A neighborhoods
- Construction Era: Built in 1970 or later
- Geographic Focus: Growth markets showing strong indicators for both near-term and sustained economic expansion
